  5. We take it down in January

    Removal is included, not an upsell. We can store your lights year-round so next season is a phone call.

We price by the foot: linear feet of roofline times the current rate, plus a 8% material charge, plus Washington sales tax shown separately. The rate is $6.50 per foot if you book by September 30, rising to $7.95 by November. A typical 200-foot Clark County roofline works out to about $1,404 before tax at today's rate. That covers the lights, the install, the timer, and January removal. Text us four photos and we will measure the roofline and send a written estimate the same day.

Because the early dates are the ones we can schedule properly. There are a fixed number of workable days on a ladder between October and Christmas, and the closer to Christmas a job lands the more it costs us to fit in — compressed scheduling, weather risk, and overtime. The rate ladder is $6.50 per foot through September 30, $7.25 in October, and $7.95 in November. It is published in advance precisely so nobody is surprised by it, and booking early is genuinely cheaper rather than a sales line.

Now, if you want the lowest rate. Booking by September 30 locks $6.50 per foot; waiting until November means $7.95. Beyond the price, install dates are assigned in the order deposits come in, and most homeowners do not start calling until the week after Thanksgiving — by which point the best dates are taken. There are only so many dry days on a ladder before Christmas, so the calendar is genuinely finite.

We provide commercial-grade C9 LED lights as part of our service. These are noticeably brighter and far more durable than the retail strands sold in big-box stores, and they are rated for outdoor winter use. If you have specific lights you would like us to hang instead, we can talk through that during your consultation.

No. We hang everything on non-damaging clips designed for the purpose — no holes, no nails, no staples anywhere on your home. This matters to us more than most: we are a roofing contractor first, and we spend the rest of the year repairing roofs that were damaged by exactly the kind of shortcuts a general holiday-lighting crew might take.

Yes. Working safely at height on steep and multi-story rooflines is our normal day job as roofers, not an occasional stretch. Height and access do affect the price, because the work is slower, but they are not a reason we would turn down a home.

We fix it. Our service warranty covers the display for the whole season — if something stops working, call us and we come back out. You should not be on a ladder in December troubleshooting a light strand you paid someone else to hang.

You need one working outdoor outlet. We handle the rest, including outdoor-rated extension cords and a timer, so the display comes on and shuts off on its own each night. Once we leave, there is nothing for you to plug in, unplug, or remember.

In January, after the holiday season, and removal is already included in the price rather than billed as an add-on. We coordinate a time that works for you. Nothing stays on your roof into spring.
